International resort condominium and timeshare consulting company that caters to upscale developers needing to understand the intricacies and issues involved with fractional development.
Principal and Founder
Responsible for all aspects of running the business and managing and directing all employees.

1990 to 1995

Marriott Ownership Resorts, Inc. -- (Wholly owned subsidiary of Marriott International) Divisional Headquarters Lakeland, Florida. World's largest and most respected timeshare company.

Executive Committee Member
Reported directly to Divisional Vice President and General Manager. Responsibilities included strategic planning, new product analysis, budgeting, new project approvals and corporate reengineering.

Vice President Development -- Department Head
Total responsibility for bringing on all new timeshare product nationally and internationally. Acquired for development over $2.0 Billion US inventory in 10 locations worldwide. Established department procedures and new project analysis format. Negotiated several deals personally. Hired and trained staff, including two new vice presidents. Established and managed an annual department budget in excess of $1 Million. Monthly meetings with Bill Marriott and Executive Committee to present new projects and achieve development approvals. Responsible for obtaining all governmental project approvals.

Project Director -- Summit Watch -- Park City, Utah
Responsible for entire on-site and off-site sales management and all marketing personnel. Exceeded sales budget projections by over 300% and brought marketing costs in at second lowest in the company. Implemented training programs for sales professionals that resulted in the highest average efficiency rate at Marriott. Initiated successful creative local marketing programs. Responsible for interfacing with and coordinating the real estate marketing efforts for all Marriott Hotel management in the local area.

1986 to 1990

Keith Romney Associates -- Salt Lake City, Utah
Condominium resort development consulting company. Prestigious clientele list including Marriott (Camelback Inn, Az., Essex House, NY), Rockresorts (Mauna Kea, Hi, Dorado Beach, PR), Doral Hotels (Doral Telluride the Peaks, Co), Embassy Suites (Robert E. Woolley) and many others in its 30 year history.

Executive Vice President -- Partner
Directed new business development efforts and serviced clients needs under a comprehensive consulting contract. Responsible for all field feasibility work and writing of reports. Created and implemented Marketing Plans. Lined up debt and equity financing when required by clients. Recruited and trained management, sales and operations personnel for clients. Participated in obtaining governmental approvals and reviewed condominium documentation. Assisted in overseeing project budgets and participated in upper level management decisions. Was consultant to over 40 developers in more than 20 states and 6 countries.

Durango Ski Corporation -- Durango, Colorado
Developer of Purgatory Ski Area, one of the largest ski areas in Colorado with over 600 employees located in southwest Colorado.

Responsible for development of all real estate products that included year-round ownership, quarter ownership and timeshare ownership. Complete responsibility for directing all efforts of sales and marketing professionals and staff. Accountable for budget management and expenditures exceeding $2 Million annually.

1981 to 1984

Summit Venture Group, Inc. -- Houston, Texas
Turn-key sales and marketing firm established to sell existing condominiums on a fractional ownership basis.

President and Founder
Sold projects located in Crested Butte, Co., Breckenridge, Co., Keystone, Co., Dillon, Co. and Waterville Valley, NH. Responsible for implementing and creating all sales and marketing plans and managing all personnel. Established off-site and on-site offices to accomplish unprecedented sales goals.

1976 to 1981

Sweetwater Properties, Inc. -- Salt Lake City, Utah
Largest timeshare company in the United States at the time with properties in 18 locations and over 300 sales people.

Agent, Sales Manager, Regional Sales Manger
Worked my way up through the ranks to #1 salesperson and then into management of this large firm eventually becoming responsible for the entire Gulf States Region and over 100 sales people. Created and supervised the implementation of all sales and marketing programs. Company's most successful and efficient region.
