Timesharing Finally Done Right


Believe it or not, timesharing is becoming the resort product choice for consumers across the United States. Many of you reading this article will have some reference points and maybe even personal experience relating to time-share. By show of hands, home many of those experiences have been positive? negative? If your experience was positive, you would be in the majority within the last 10 years.

Why the change for the positive? In order to understand the real answer to this question, we will have to take a moment to examine the history of timeshare.

Timeshare came to the United States in the early 70's after a successful experience of approximately 20 years in Europe. Timesharing really didn't catch on in the US until early 80's as a result of extremely high interest rates (approaching 20%) and a high number of failed condominium projects. This difficult combination led to many developers seeking an exit strategy for overbuilt condominium projects. This exit strategy of choice became known as timesharing.

Due to the fact that most of the condominium projects that failed were located in less than prime locations, timesharing was viewed as a secondary resort lodging product. Also, due to the fact that developers were under extreme pressure to make sales, some of the sales tactics that were implemented were less than scrupulous. This combination of events gave timesharing an early black-eye, even though many developers were creating quality projects and the fact that timesharing makes a tremendous amount of sense for the majority of vacationers.

So, What changed? The entrance of major hospitality companies such as Marriott, Weston, and Hilton into the timesharing marketplace. Marriott entered the timeshare industry in 1984. Westin followed in 1988 and Hilton followed in 1992. These companies were really the pioneers of the industry. The timeshare industry has annual sales exceeding $50 billion dollars.

In the last five years other hospitality giants including Disney, Four Seasons Hotels, Hyatt Hotels, Embassy Suites and many others have followed. In fact, many of those companies as late as 10 years ago swore they would never consider timesharing. This has all changed now. This influx of quality and responsible developers into timesharing has helped to turn around the image of timeshare and help grow the industry to what it is today.

So, Why is timeshare so desirable? Most timeshare buyers site that the flexibility to exchange their weeks for other quality resorts around the world is the most motivating factor for purchase. Through the leading quality exchange companies, you can now choose over 4000 locations worldwide. To date, more than three million families have purchased a timeshare.

So, What makes up a quality timeshare resort?
